Post Office Mortgages Survey: 28% Females Want To Buy
First time property buyers are most likely to be female and aged between 18 and 34, according to new research by Post Office Mortgages.
Some 28 per cent of young women are looking to get on the housing ladder compared with 20 per cent of men, and are on average one year younger than male first time buyers.
The survey revealed that females are happy to compromise on a few aspects if it helped them purchase a property, including being in a trendy area (37 per cent), having original features in the home (31 per cent) and being close to the city centre (31 per cent).
Men, meanwhile, were content to give up outdoor space (34 per cent) and being close to local amenities (33 per cent) if it meant them getting into the property market.
Mike Cook, head of mortgages at the Post Office, commented: “Our research shows that female first time buyers are happy to compromise on the more superficial aspects of property ownership because they see buying a home as a financial investment in their future.”

London Landlords In it For The Long Term
With the number of buy to let funding options increasing, the National Landlords Association (NLA) has warned that those with property to rent in London or other parts of the country should not get carried away.
Richard Price, director of operations at the organisation, commented: “Competition for quality rented accommodation is currently very high; it is likely that before the end of this decade one in five households will rent privately. As a result, there is great demand for landlords to provide the UK population with quality housing.”
He added that any buy to let products entering the market must be “sustainable, with consideration for the longer term”.
Mr Price’s remarks follow research from the NLA showing half (49 per cent) of landlords reported an increase in tenant demand during the first quarter of this year.
The same proportion said they expected this trend to continue during the rest of 2011.
Relocation to London; Local Knowledge is Key
When marketing property, whether for sale or let, most estate agents provide information about the property they are selling should cover more than the number of bedrooms and the dimensions of the kitchen diner. Agents provide photos, a local map, sometimes offer information on schools in the area, transport system, and you will definitely know if the area is ‘much sought after’.
Anybody with even limited internet skills can research the local amenities; DircetGov provides crime maps and Ofsted reports; you can check out the local newspaper online, and even walk along the street using Google street view.
However, when relocating to a completely new city, what a homebuyer really needs is a truthful account of the area, the makeup of residents, how it is viewed by local people. Knowing the average price of homes can be a sorting device for the new home buyer, as is the number of bedrooms and size of garden, but on the ground, local knowledge is priceless.
Mark Grieg, Managing director of North London Estate Agents, Paramount Properties described the wealth of resources available to clients in search of a property in North London “At Paramount we have sought to provide as much information to the potential homebuyer/tenant through our property database website, blogs, local business directory and our London Property magazine.”
The Paramount Properties website has a general description about areas of North West London the West Hampstead Office deals with. Each area has a bespoke blog for local property/transport/council/events, general news and the latest property for sale or rent. The London Property Magazine provides up to date news on issues ranging from the London housing market, landlord and tenant legislation, mortgage and interest rate news, and the all important local area sections.
Paramount Properties also host a north London Business Directory to enable research both before and after the move. And if you are moving your business to north West London adding your site to the Paramount Properties West Hampstead Business Directory is completely free as long as it is relevant to living and working in North West London including Belsize Park, Brondesbury, Childs Hill, Cricklewood, Fortune Green, Highgate, Hampstead, Hampstead Village, Hocroft Estate, Little Venice, Kensal Rise, Kilburn, Maida Vale, Mapesbury Estate, Queens Park, St. John’s Wood, South Hampstead, Swiss Cottage, West Hampstead and Willesden Green.
“We could bombard the potential homebuyer with property details which fit their price bracket over quite a large area of North West London. But we prefer to cut out a lot of wasted viewings and wasted time on the part of buyer, sellers and agents we prefer to give as much information as possible in the first instance” continued Mr Greig.

Location, Location, Location Never More Appropriate in London Rental Investment
A property expert has urged those looking for flats and houses for sale in Hampstead, London, and other parts of the capital to invest in the best abode they can afford.Naomi Heaton, chief executive of London Central Portfolio, said: “Investors of any age buying property for rental investment are advised to target the most prime addresses that their budget affords. The old adage of location, location, location has never been more appropriate.”
She noted that the “core tenant demographic” for rental investment properties is either single professionals or couples with professional jobs.” In London Central, they will be wealthy in their own right, upwardly mobile in their careers and will be exacting in their requirements for property,” Ms Heaton pointed out, so the homes they will lean towards should be immaculate and have good transport links to the tenants’ place of work, such as the City and Canary Wharf.
